Which XEN4 service is right for me?

Flexi desks from R165 a half day suit anyone who just needs a seat. A private office at R9,100 a month gives you your own private room. A virtual office from R350 a month gives you the address without the space. For meetings, the conference room seats 4 from R300 an hour and the boardroom starts at R400 an hour. For larger gatherings, the event venue takes up to 50 people and is quoted per event.

What is included with every service?

Every booking includes uncapped fibre WiFi, uninterrupted power through load shedding, fingerprint controlled entry, complimentary premium tea and coffee, free secure on-site parking, a professional receptionist, printing, scanning and copying, and a fully equipped kitchen.

Do the prices include VAT?

No. All prices shown across the site exclude VAT.

What are your opening hours?

XEN4 is open Monday to Friday from 08:00 to 17:00. We are closed on weekends.

Where is XEN4?

XEN4 is at Unit B203 & 204, Sandown Square Business Park, Sandown Road in Blouberg, Cape Town. We are easily reached from Table View, Parklands, West Beach and the greater Cape Town area.

Do I have to sign a lease?

Not for most services. Flexi desks are pay as you go with no lease, and virtual offices have no long-term lease. Meeting rooms are booked by the hour, half day or full day. Private offices run on flexible lease terms, so speak to us about what you need.

Can XEN4, as a coworking space, issue a proof of address?

Not in the certified sense that CIPC and banks require. Since 1 March 2024, CIPC's Practice Note 1 of 2024 requires certified proof of a company's registered address for certain filings, and banks apply a similar standard under FICA. In both cases, that proof is expected to come from an independent third party with a direct account relationship to the address, such as a municipality, utility provider, or financial institution, and is typically no older than three months.

To be clear, this isn't a question of whether you're allowed to use a coworking or virtual address as your registered address. The Companies Act permits that, and CIPC accepts serviced and virtual offices as valid registered offices provided they're genuine physical locations. The gap is specifically around certification: XEN4 isn't the kind of independent third party that CIPC or a bank recognises as able to issue that certified proof.

What XEN4 can provide is a service agreement confirming you're a client using our address for your business. That document supports your registration, but if a certified proof of address is separately required, it will need to come from a source with a direct account relationship to that address.
